Chapter 1: The Contract Proposal
The elevator climb was silent, a seamless ascent that hushed the city’s frantic chatter into a dull, golden hum. Jack Morrison’s reflection in the polished brass doors looked back at him, wide-eyed and flushed. He’d never been to the penthouse. The internship manual didn’t cover this.
When the doors sighed open, it wasn’t to an office. It was to an expanse of shadow and cool, conditioned air. The entire south wall was glass, a sheer drop to the glittering grid of the city below. Richard Harrington stood before it, a silhouette cut from the skyline itself, his back to Jack.
“Close the door.”
Richard’s voice wasn’t loud. It was a vibration, a low frequency that traveled across the marble floor and pressed against Jack’s skin.Jack pushed the heavy door shut. The click of the latch was final.“Come here.”
Jack’s dress shoes were too loud on the floor. He stopped a few feet behind Richard, his hands clasped tight to hide their tremor. The older man turned. The city lights carved his sharp jaw from the darkness, caught the ice in his gaze. He looked Jack over, a slow, appraising sweep that left Jack feeling simultaneously dissected and utterly seen.
“Nervous?”
“A little, sir.”
A faint, almost imperceptible smile touched Richard’s mouth. “Good.”
He moved then, not toward Jack, but to a low table of polished ebony. He picked up a single sheet of paper, heavy and cream-colored, held it between two fingers.“This is a different kind of offer letter, Jack. One with very specific terms.” He extended it.“Read it.”
Jack took the paper. His eyes scanned the elegant, precise type.
This agreement outlines the exclusive and discretionary arrangement between Richard Harrington (the Principal) and Jack Morrison (the Submissive). The Submissive consents to make himself available at the Principal’s discretion, physically, sexually, and conduct-wise. The Submissive will surrender autonomy over his body and sexual release to the Principal for the duration of the agreement. This includes, but is not limited to, acts of service, discipline, and sexual use as dictated by the Principal. The Submissive will refer to the Principal as “Sir” at all times. Safe words are established in Section 4…
The words blurred.Jack’s throat went dry. His face burned, but a deeper, hotter pulse settled low in his gut. He could feel the weight of Richard’s stare on him.“It’s… explicit,” Jack managed, his voice thin.
“It’s honest.” Richard took a step closer. The scent of him—expensive whiskey, clean cotton, and something darkly spicy—wrapped around Jack. “Most of my business is conducted with lies wrapped in legal jargon. This,” he plucked the contract from Jack’s nerveless fingers, “is the only document I have that means exactly what it says. Do you understand?”
Jack’s gaze dropped, of its own volition, to the front of Richard’s trousers. The tailored wool did little to conceal the heavy, impressive shape there. He swallowed. “I think so.”
“Look at me.”
Jack dragged his eyes up. Richard’s were inches away now, impossible to escape.“You have a choice. You can take the elevator back down. You’ll finish your internship in the marketing department, get a polite letter of recommendation, and never see me again.” Richard’s voice dropped to that gravelly murmur.“Or you can sign this. You can step into this office and out of that life. You’ll be mine. On your knees when I say.Your body, mine to use. Your pleasure, mine to give or withhold.” He leaned in, his breath warm against Jack’s ear. “That ass everyone in the office pretends not to stare at?It would belong to me. Is that what you want?”
Jack’s heart hammered against his ribs.He felt dizzy, exposed. He thought of the fluorescent buzz of the cubicles, the bland emails, the carefully curated small talk. This was none of that. This was terrifying. It was real.He nodded, a jerky, desperate motion.
“Words, Jack.”
“Yes.” The word was a breath, a surrender. “Yes, Sir.”
Richard’s hand came up, not in a caress, but a claim. His broad palm cradled the side of Jack’s neck, his thumb pressing firmly into the pulse point there. Jack shuddered, his body going pliant under the touch.
“Good boy.”
The praise, so simple, shot through Jack like a drug. Richard’s grip tightened, just for a second, a promise of possession, before he guided Jack backward with gentle, inexorable pressure. The edge of the steel-and-glass desk met the back of Jack’s thighs.“The pen is on the desk. Sign it.”
Jack fumbled behind him, his fingers finding the cool, heavy weight of a fountain pen. He didn’t read the rest. He bent over the desk, the position forcing his back to arch, the fine wool of his slacks pulling tight across his round backside. He scrawled his name at the bottom, the ink dark and permanent. When he straightened, Richard was already there. He took the pen, set it aside, and then his hands were on Jack’s waist. They spanned it easily, fingers digging in, pulling Jack flush against him. The hard line of Richard’s arousal was unmistakable now, a searing brand against Jack’s hip.
“The first lesson,” Richard murmured, his lips brushing Jack’s temple.“Mine means mine.No hesitations. No pretend modesty.” One hand slid down, over the curve of Jack’s buttock, a firm, kneading squeeze that made Jack gasp and rock forward. “Do you feel how much I want this?”
Jack could only nod, his breath coming in short, sharp pants.
“Then take what’s yours.”
Richard guided Jack’s hand, pressing it against the formidable bulge in his trousers. Jack’s fingers curled around the thick heat, and a jolt of pure, electric desire tore through him.He looked up, green eyes wide with shock and need.
Richard’s smile was razor-sharp, triumphant.“See? Honesty.” He captured Jack’s mouth in a brutal, conquering kiss, swallowing the younger man’s whimper. Outside, the city lights swam, distant and irrelevant. The only world that mattered now was the one contained within the grip of Richard’s hands and the four lines of Jack’s signature, still wet on the page.
The only world that mattered now was the one contained within the grip of Richard’s hands and the four lines of Jack’s signature, still wet on the page. The kiss broke, leaving Jack’s lips swollen and his mind blank.Richard studied him, that predatory gaze missing nothing.
“Still with me?” Richard’s voice was a rough scrape.
“Yeah.” Jack’s response was more breath than word.
“Prove it.” Richard’s hands shifted, one leaving a burning imprint on Jack’s hip as he turned him, the other guiding him with firm pressure. “The desk isn’t just for signing contracts.”
Jack understood. A fresh wave of heat flooded his face, but it was chased by a deeper, more urgent throb low in his body. He let himself be maneuvered, his palms flattening on the cool, hard surface of the glass desk. The city sprawled beneath him, a dizzying tapestry of lights. Then Richard’s weight was behind him, a solid, immovable presence. He bends Jack over.
The position was sharp, deliberate. Richard’s strong hands pressed into the small of Jack’s back, arching his spine, until his chest was nearly parallel to the desk. The posture pulled the fabric of Jack’s trousers taut across the full, rounded curve of his backside. Richard let out a slow, appreciative sound—a hum that vibrated through Jack’s core.
“Perfect,” Richard murmured, his hand smoothing over the denim-clad swell. “Exactly as I imagined.”
One hand stayed planted on Jack’s back, a steady, dominating weight. The other went to Jack’s belt. The metallic clink of the buckle release was abnormally loud in the vast, quiet space. The rasp of the zipper teeth separating was worse. Jack squeezed his eyes shut, his fingers curling against the glass.“Look.” Richard’s command was soft, but absolute. “Watch the city.Watch what happens when you give yourself away.”
Jack forced his eyes open. The lights swam in his blurry vision. He felt the cool air of the penthouse kiss his heated skin as Richard worked his trousers and briefs down just past his hips. The exposure was brutal, complete. A shudder racked him, part chill, part devastating vulnerability.
Richard’s hand returned, not to where Jack desperately wanted it, but to cup and knead the exposed flesh, possessive and evaluating. His thumb traced the sensitive seam where thigh met buttock.Jack choked back a sound.
“So responsive,” Richard observed, his tone clinical and heated all at once.“Every twitch, every shiver. It’s all mine now. Isn’t it?”
“Yes, Sir.” The title came easier now, laced with a shaky surrender.
Richard leaned over him, his chest a warm wall against Jack’s back, his mouth close to Jack’s ear.“Good.Remember that. This,” his hand landed with a sharp, stinging slap that made Jack jerk and gasp, “is mine.” Another slap, on the other side, sharper. The pain was a bright, shocking bloom that melted instantly into a deep, radiating heat. “This ache?” Another slap, right where his handprint would bloom.“Mine. The embarrassment turning you on right now?” A final, softer caress over the warmed skin. “Mine, too.”
Jack was panting, his forehead now resting on the cool glass. He’d never felt so exposed, so seen, so owned. The throbbing between his legs was insistent, almost painful.Richard straightened up. His hands went to his own belt.Jack heard the quiet, efficient sounds of his fly opening. He didn’t need to look. He could feel the shift in the air, the intense focus now directed at him. A tear, hot and sudden, escaped Jack’s eye and tracked down toward the skyline. It wasn’t from fear. It was from the terrifying, exhilarating realization that there was no going back. The signature was just ink. This was the real seal.
The weight of Richard’s body leaned into him again, more fully now. A hard, insistent pressure nudged against him, a blunt, unyielding promise. Richard’s breath was hot on the nape of his neck.“The contract mentioned discipline,” Richard growled, his voice thick with intent. “Consider this your first official review.”
The pressure increased, a blunt, insistent threat that made Jack’s breath hitch. The city lights smeared into streaks as he pressed his forehead harder against the cool glass. Every muscle in his body was drawn tight, a wire about to snap.
Richard’s hand clamped on the back of his neck, holding him in place. “Breathe out,” he commanded, his voice a low rumble against Jack’s spine.“And relax.”
It was a physical impossibility. Jack’s entire world had narrowed to the point of contact, to the burning sting on his skin and the terrifying promise of what came next.He tried to exhale, but it came out as a ragged shudder.
“I said relax.” Richard’s voice held no patience now, only expectation. His other hand smoothed over the curve of Jack’s ass, a paradoxical gesture that was both a reward and a preparation. “You signed the paper, Jack. This is the consequence. The first of many. Now, yield.”
The word was a key.It didn’t unlock his muscles, but something deeper. The brittle shell of his nervous resistance cracked. He wasn’t here as an intern. He was here because some hidden, hungry part of him had screamed for this very moment—to be taken, to be used, to have the unbearable weight of choice lifted by someone who demanded everything.
Jack forced his shoulders down.He let the tension in his thighs go slack. A small, broken sound escaped his lips as he consciously stopped fighting the inevitable. He went pliant under Richard’s hands.
It was the permission Richard had been waiting for. There was no gentle breach, no careful coaxing. There was only a slow, devastating invasion, a claiming so complete it stole the air from Jack’s lungs. The stretch was immense, a searing fullness that blurred the line between pain and the most profound sensation he’d ever felt. He cried out, the sound echoing in the vast, sterile space.Richard didn’t stop.He didn’t pause to ask if it was okay. He kept going with a ruthless, controlled precision, until he was fully sheathed, his body flush against Jack’s trembling backside. He stayed there, buried deep, his own breath hot and heavy against Jack’s neck.Jack was pinned, impaled, utterly filled. The world outside the glass ceased to exist.“There,” Richard whispered, the word thick with satisfaction. “That’s where you belong. Full of me.”
He began to move then, with a pace that was deliberate and punishing. Each thrust drove Jack harder into the unyielding desk, the shock of it traveling up his spine. The initial sharp pain melted, transformed by the relentless friction into a coarse, building pleasure. Jack’s own neglected arousal ached, trapped between his body and the cold glass.“Sir, please…” Jack gasped, not even knowing what he was begging for.
“Please what?” Richard’s rhythm didn’t falter. His grip on Jack’s neck tightened. “Use your words.”
“I… I can’t…”
“You can. And you will.” Richard’s thrusts became harder, deeper, aiming for a spot that made Jack see white. “Tell me what you are.”
The pleasure was coiling, tight and dangerous, threatening to unravel him.The shame was gone, burned away by a need so absolute it felt like truth. “Yours,” Jack sobbed, the admission torn from him. “I’m yours.”
“Again.”
“Yours!” Jack yelled it now, as Richard drove into him, again and again, each impact a punctuation mark on the claim. The building climax was no longer a quest for release but an act of obedience, a seismic surrender to the man who orchestrated it. He was a instrument, played with masterful, brutal skill.Richard’s control fractured first. With a final, ground-out groan that was more animal than man, he locked deep, his body convulsing in a hot, possessive rush. The feeling of it, the intimacy of that final claim, was the final trigger.JACK YIELDS COMPLETELY.
His own climax tore through him without a hand ever touching him there, a brutal, mind-shattering wave that left him blind and deaf. He collapsed forward, held up only by Richard’s unyielding body and the desk, every nerve vaporized, every thought scorched away. There was nothing left of him. Nothing but the aftershocks and the profound, hollowed-out silence where his resistance used to live.Richard eased back, withdrawing slowly. He looked down at the ruined, trembling form bent over his desk. He righted his own clothes with swift, efficient movements. Then he placed a hand, almost gently, on the small of Jack’s back.“Get up,” he said, his voice back to its usual controlled gravel. “Clean yourself up in the ensuite.Your clothes are in the guest room. I expect you back here in fifteen minutes. We have a scheduling matter to discuss.”
He turned and walked toward the window, as if concluding a routine meeting.Jack slowly, painfully, pushed himself upright. His legs barely held him. He looked at Richard’s broad back, then down at the smear on the glass where his forehead had been. The city lights were clear again, sharp and indifferent.
He stumbled toward the hallway door, toward the bathroom, toward the next fifteen minutes. He didn’t look back. The signature on the contract was just ink. This feeling, this total annihilation of self—this was the real agreement. And he had signed it with his whole body.
